Manager’s Report: General Manager, Igor Solovyev
General Manager Igor Solovyev was unable to create a hard copy of the Manager’s September 2024 report due to the hurricanes as there was no power in the office until two days ago. This is taken from notes captured by Michele during his verbal report on October 17, 2024.
Manager Igor provided a verbal property update on the property after the storms.
Manager Igor reported that the start date of the Roof Replacement Project will be delayed by a couple of weeks due to hurricanes. He will communicate with McEnany Roofing to confirm the exact start date of the roof project.
Manager Igor reported that the installation of the custom-made fence for the pool enclosure at Pool # 3, located between Buildings B & C has also been delayed due to the hurricanes. He will contact the installer to reschedule the start date for the project.
Manager Igor reported that all elevators are back in service after the storms except for the elevators in Building H and Building C which are still being refurbished. The refurbishment process is nearly completed, and they should be back in service again soon.
The elevators in Buildings D, E and F are working properly except for the lights inside the elevator cab. The light fixtures inside the elevator need to be replaced. LBH maintenance staff will work with Florida Elevator to order and install new light fixtures. In the meantime, residents may use the elevator but are advised to bring a flashlight or a cell phone to provide light inside the elevator.
The Beach House received damage during the hurricanes and remains closed. Our insurance adjuster has visited twice and the Association plans to file a flood insurance claim to have the damage repaired.
All residential buildings and the Clubhouse received soffit damage from the storms. Manager Igor will rent a lift, and the soffit repairs will be made by the LBH Maintenance staff.
Manager Igor reported that a large tree from LBH property fell onto the Sutton Place fence and partially landed on a building at Sutton Place. LBH landscaping crew was able to cut up the tree and remove it from the Sutton Place building, which only sustained minimal damage. LBH staff will repair our fences that border Sutton Place and Windward Bay and the tennis court fence as all these fences were damaged during the storms.
LBH maintenance staff will also repair damaged dumpster enclosures and replace broken or missing lamp posts along the harbour.
Manager Igor reported that all pools received damage to the pool pit roofs. The very heavy roof to the main pool pit was found behind Building G after Hurricane Milton. The maintenance staff is working toclear the debris from the pools as we wait for our vendor, Pool Sure to come to repair the pool pits and provide more pool chemicals. We hope to have the main pool open soon.
Manager Igor reported that some third-floor units had the glass blown out of their windows. LBH maintenance staff covered the open windows and placed dehumidifiers in units that reported water intrusion to dry them out.
Manager Igor reported that there is still much debris to be cleaned up on the property. LBH staff will continue to clean up until the property is back to normal. He asked residents to please be patient as the amount of debris is extensive and will take time to be cleaned up.
Manager Igor thanked President Bonnie Coughlin for monitoring the Town of LBK advisories and evacuation information and Secretary/Webmaster Bob Ortmann for posting updates on the Association website. Their actions were crucial in providing communication to owners throughout the storms.
Report by Vice President John Shea on Marine Damage
VP John Shea reported that the harbour received extensive damage from the hurricanes. A few of the docks are damaged and the condition of the power to the docks is unknown. Docks # 1 and # 2 are gone. The north fishing pier is still there but damaged and leaning. The south fishing pier is gone. The kayak launch is laying on the lawn. VP Shea will be returning to LBH next week and will assess the damage to the kayak launch to see if it can be repaired and reinstalled.
VP Shea reports that several boats sustained damage during the storms. One boat was halfway sunk but has now been taken care of. Another boat was flipped upside down and another boat was blown up onto the dock causing the dock to break.
VP John Shea reports there is much debris in the water around the docks and Channel Marker A is gone but the broken post may still be under the water. Due to these dangerous conditions, VP Shea recommends that boat owners wait a few weeks before bringing their boats back to LBH.
Manager Igor Solovyev and Yacht Club Commodore Jeff Hecklau and a representative from Duncan Seawall inspected the harbour damage yesterday. Duncan Seawall will provide an estimate to repair the damage. VP Shea reports that the repairs to the docks / harbour will be covered by the Yacht Club Reserve funds
